Following the initial consultation to establish the extent of the project and level of involvement required, we will be able to generate a fee for our management services. If you are happy to go ahead, we can commence work on the project.

We have built strong relationships with some of the best, most reliable contractors and suppliers over the years and can identify the most suitable tradespeople for every project. We’ll be able to provide the contractors with detailed information so they can compile the right price for the works. Alternatively, if you have appointed any contractors, we are more than happy to provide a management service to oversee them.

Managing Building Projects

There are a number of management options available for building projects.

1. Appointing an all trades contractor who will provide a turnkey service at a fixed cost.

2. Appointing a main contractor (usually the brickwork or joinery contractor) who will pull together the other trades required (usually around 10 in total) adding a percentage to their cost to cover management costs and profit.

3. Appointing a project manager who will advise on the most suitable contractors. The costs for management and contractors are charged directly to the client with no percentage added. In most cases, this results in a cost saving over options 1 and 2.

The first two routes to build have been used for many years and in most cases work well. However, there are a lot of first-class quality individual contractors that only require coordination and management to produce quality projects, at an attractive cost and within time.

What We Provide

As dedicated building project managers we provide a number of key services to keep your project on track.

  • We can obtain drawings and appoint contractors should you have none.
  • We will obtain costs from each contractor ensuring that there are no ‘crossovers’, and that all the works at various stages are included.
  • We will control the budget and liaise with you, should there be any variations and changes to the budget.
  • We will provide a programme of works with up to date health and safety documentation.
  • We will coordinate contractors from the initial site set-up to build completion. We will carefully manage contractors so that work does not miss deadlines and create a backlog.
  • We will liaise with engineers, architects, local authority inspectors and utility companies. Most importantly, we’ll communicate to you, all major and important developments.
  • We will visit the project at regular intervals to inspect all building work and ensure that all work complies with current regulations.
